The asset’s main tenant (Firestone) was intending to break their lease early and relocate. By purchasing at a discount and putting a new tenant in their place (St. Vincent’s) the sponsor team was able to provide a relatively quick turnaround and a realized capital gain of 36% within 1 year or ownership.
